She has the painting of Winnie centered in her house so she is reminded of her constantly. Compare that with putting her kids photos in the powder room, lol! Also….I know everybody deals with grief differently. But I think it is a little screwed up that she made notes from Winnie to give to her kids on Christmas. I feel like that might really confuse them, and/or make them sad in the future when they find out Winnie isn’t floating around watching over them. That’s probably why they still have the leash and beds out. They might not want to get rid of them because they don’t want to hurt Winnie’s feelings because they think she is watching over them or something. Is Jen going to write them notes from Winnie at other times, or was the Christmas note a one-time thing?

Also at the end she said keep "snarking" on her, which just really sounds like all her perception of negative comments is snarking in here.

I know she thinks that casually mentioning the "haterzzz" shows how much she isn't bothered by it, but in reality, letting it take up so much space in her mind that she repeatedly talks about it shows that negative comments and this site actually really upset her.

Piece of advice for you, Sophie. Stop coming here. Delete the link.

Anybody can sign a modeling contract. It's just representation. So she's paying somebody to get her work as a "model".

She's a bit late to the game.

    Candice will be next.

Taren has a pretty face. Candice ... not so much

While Jen is waiting for her Wegovy to come into stock, she's pretending to count calories so she can produce a sponsored video for Factor.

Starts with eggs benedict and later on she fries some chicken in oil ... ooookay

Did you do an amortized payment when you figured it out? I did that for a house my daughter was looking to buy and with a 25 year mortgage it would take 12 years before there was any equity because the first 12 years went mostly to interest. Of course they did sell at a profit but the 200k may be all they walked away with. Just curious.

Yes, I used this for amortized payments: www.bankrate.com/mortgages/mortgage-calculator/

With a low interest rate like back in 2015, a lot more of the payment goes to the principal.

North Shore birdie, good point about realtor commission, I missed that. 5% on $780k would be $39k so they are more like $365k walk away.

They sold the NY house for $200k more than they bought it, plus whatever they paid down living in it for a little over 8 years.

I did a very rough estimate if they had a 20% down payment and 3.5% interest rate. After 8 years, regular payments would lower the mortgaged amount to $387k. They sold for $780k, which means they walked away with more than $400k profit - a tidy downpayment on a Charlotte house.

Interesting that they're spending SO much on rent for a year. I would say typically that it's smart to rent for a year in a new city before buying, but they have lived in Charlotte before and would seemingly be familiar with the neighborhoods.

Also, total bullshit that Steven doesn't get an office. Gym downstairs and the 2nd bedroom upstairs is Prissy's office ... where does Steven go?! He's the one PAYING for this entire place. Rude.

Carve. Because they carve off about 4 sizes from your ass.

It's like bragging you're a size 4 in Old Navy. Delulu.

    Ugly desk
Since he moved it and didn't sell when in NY that must mean he can't sell it
    :snickering:

No, that's a desk he wants to buy, not one he's selling.

Sly mention of "being at work" in his latest story.

I'm surprised Candice said she didn't fit. I'm about her size or maybe a little bigger (street size 18), and I fit on that ride just fine when I went a few years ago. All my weight is in my stomach, butt and thighs, too.

The logo of Carter's school is clearly visible on his shirt in the Instagram story where he's cooking. $14,500 tuition a year.

I have long, thick hair that sheds a lot. My hair ties never have hair stuck all over them! That's vile.

Oh, the irony of Sophia shilling her vintage street finds as "people don't want stuff made cheaply overseas, they want vintage". Not only because Sophia has absolutely no idea what is actually currently trendy in home decor, but her last video was entirely cheap crap from overseas aka Temu!
